UK please! When do you start planning house renovations?

Our mortgage rolls over late spring 2027, where we will be borrowing an additional £90k. We want to do a loft conversion and remodel the ground floor of our bungalow. We have never done a project like this, so i am looking for some guidance on when we should be speaking to companies ect... Is now too early to speak to a construction company? When should we book them in? Is it too early to speak to an architect? Can we get plans ready now? I dont think (99% sure) we need planning permission, as we are not increasing the footprint of the bungalow, only adding a hip to gable conversion. Any advice is welcome really 🙃😅

It's worth getting the plans and quotes from builders so you know how much you will need. Our builder had a lead time of over a year too. As long as you know what you'd like, I'd say speak to the architect now :)

Yeh, it's a lot to get your head round. I'd just suggest starting one part at a time, don't try and do too many things at once. The quotes for ours came back much higher than we were expecting, so we had to increase the amount we wanted to borrow

A family friend, but he's retiring so not sure he would take on more work
